Seminole County official records: deeds, lis pendens and parcel data

Clerk filings and the state tax roll for Seminole, in a spreadsheet you can refresh.

Seminole County official records are published by the Clerk in Sanford, and Florida’s state tax roll tools cover the county. You can use these exports as a starting point for research into recorded documents or properties and businesses listed on the roll. No Accela portal for Seminole is bundled.

What you can export

Clerk official records

Florida Lis Pendens, Pre-Foreclosure & Deed Leads returns one row per recorded document; set the county to seminole and choose document types and a recording-date range or lastDays window. Each row includes an instrument number and document type, recording date and time, party names, and a legal description when available. Seminole search results include the first party on each side, so partiesTruncated stays true until you enable includeDetails to add every party and, for deeds, the property value recorded by the Clerk. Each detail read adds about 15 seconds to honor the Clerk’s request interval; leave the minimum sale price filter at zero because search results do not publish sale prices.

Vacant land and absentee owners

Florida Vacant Land & Absentee Owner Leads returns one row per vacant parcel, including its parcel ID, owner name and mailing address, plus the property address. Rows also carry acreage and land-use code, just value and the last sale carried on the roll, with roll and source information. You can filter by owner mailing location or acreage bounds, and exclude public owners.

Property sales

Florida Property Sales & New Owner Leads joins state sale files to parcel roll records, returning one row per recorded sale. Rows include parcel and sale IDs, sale price and qualification code, owner and address fields, plus deed references where published. Sale dates contain a year and month only; a parcel sold twice appears twice. Enable qualifiedOnly to keep qualification codes 01 to 06 for market sales.

Business leads by industry

Florida Business Leads by Industry returns one row per business on the tangible personal property roll. Each row includes the business name and mailing address, physical location, the six-digit NAICS code and its official title, and equipment value. You can filter by NAICS prefix or equipment value, and exclude government.

What the data does not tell you

A lis pendens is a filed lawsuit notice. It does not establish a completed foreclosure, and a filing party is not necessarily the property owner.
Clerk exports provide legal descriptions rather than street or mailing addresses. Seminole search does not show case numbers; unpublished Clerk values are null.
A Seminole recordUrl opens only from inside the Clerk’s site. Use the instrument number to look up the document there.
The tax roll is a periodic snapshot, so owner names can lag a sale. The owner on a sale row may not be that sale’s buyer.
A vacant land-use code does not establish buildability or road access. Just value is a tax-roll figure; missing values are unknown.
