Hillsborough County official records, building permits and code enforcement cases come from the Clerk in Tampa and from two Accela portals, one for the unincorporated county and one for the city. State tax rolls also cover the county; you can use these exports as a starting point for property or business research.
What you can export
Recorded documents: lis pendens and deeds
Tool page: Florida Lis Pendens, Pre-Foreclosure & Deed Leads.
You get one row per recorded document, filtered by document type and recording dates. Rows include instrument number, recording date, parties and legal description. Hillsborough publishes deed sale prices, so you can filter by minimum sale price; book and page are usually null for recent documents.

Building permits

Each permit row includes its number, type, status and address. Valuation appears where published; includeDetails adds contractor details. HCFL covers unincorporated Hillsborough County, while TAMPA covers the City of Tampa, with separate records.

Certificates of occupancy

This tool filters the portal to occupancy record types, returning address, record type, status and dates. A Hillsborough test found commercial temporary certificates of occupancy. Keep the window modest because the search scans many pages before matching.

Vacant land and absentee owners

Each vacant-parcel row includes parcel ID, owner name, mailing address and property address. Rows also carry acreage and land-use code, with just value and the last sale carried by the roll. You can filter by owner mailing location or acreage bounds.
Property sales

Each row joins a sale from state sale files to the parcel’s roll record. Rows contain parcel ID, sale price, qualification code and sale year and month, without a day. qualifiedOnly keeps market-sale codes 01 to 06.

Business leads by industry
Tool page: Florida Business Leads by Industry.
Each row represents a business on the tangible personal property roll. It includes business name, mailing address, physical location and equipment value, plus the six-digit NAICS code and official title.
What the data does not tell you
- A lis pendens is a filed lawsuit notice. A filing party is not necessarily the owner.
- Clerk exports provide legal descriptions, without street or mailing addresses. Unpublished fields are null.
- Portal access failures do not establish that records are absent. An application does not establish issuance.
- The tax roll is a periodic snapshot. Owner names can lag sales; a sale row’s roll owner may differ from its buyer.
- Vacant land-use codes do not establish buildability or road access. Just value is a tax-roll figure. Missing values are unknown.
